Beyond the Lifts: Steamboat Homes Near Winter Trails & Recreation

Lifestyle Nicole Montgomery October 15, 2026

A first snowfall has settled on the peaks around Steamboat Springs, and the countdown to opening day is on. Steamboat Resort’s 3,741 skiable acres get most of the attention, along with the famous light, dry powder that gave it its name. Winter here reaches well past the slopes. The West Summit trailhead on Rabbit Ears Pass sits about 13 miles east of town on Highway 40, opening onto national forest terrain for snowmobiling, backcountry skiing, and snowshoeing. Closer in, Howelsen Hill, Colorado’s oldest continuously operating ski area, adds Nordic trails, tubing, and ice skating in downtown Steamboat. Old Town Hot Springs sits in the heart of town, and Strawberry Park Hot Springs, reached by a four-wheel-drive-only road in winter, requires reservations in advance. For buyers, the distance to that terrain shapes how a home gets used every winter day. The properties below sit close to trailheads and wild expanses for outdoor adventure.

Rabbit Ears Pass: Snowmobiling and Backcountry Terrain

Rabbit Ears Pass is a hub for snowmobiling, cross-country skiing, and snowshoeing, and local volunteers groom the trail loops that start from its parking areas.

33750 Sky Valley Drive Silver Fox Lodge sits on 3.51 wooded acres on Rabbit Ears Pass, bordering more than 10,000 acres of U.S. Forest Service land with access to public terrain for snowmobiling and backcountry skiing. The eight-bedroom estate is designed for groups, with all-ensuite bedrooms, vaulted ceilings and exposed beams in the great room, and a dual kitchen with multiple ranges, refrigerators, and dishwashers. Outside, patios with a fire pit and hot tub join two elevated decks overlooking the valley and forest. A heated driveway leads to a four-car garage with additional parking for recreational vehicles, and the property sits about six miles from the ski area. Represented by Lee Calihan. View Listing →

31500 Runaway Place This two-bedroom Timbers condominium sits on the south approach to Steamboat Springs, with Routt National Forest surrounding the community and trail access directly behind the property. Views reach Catamount Lake, the Flat Tops, and the South Valley. Wood-beamed ceilings and picture windows frame the great room, which centers on one of two floor-to-ceiling natural stone fireplaces. The remodeled kitchen pairs black quartz counters and Spanish tile. Downstairs, the primary suite has the second fireplace, a soaking tub, and a door to the covered patio. Each residence comes with a ski locker and two parking spaces, and the HOA covers water, trash, and high-speed internet. The Steamboat Ski Area is ten minutes away. Represented by Lee Calihan and Chris Paoli. View Listing →

South Valley: Ranch Trails and Open Space

33225 Painted Pony Meadow House occupies a private 70-acre parcel within Storm Mountain Ranch, a gated community of 14 homesites on 1,100 acres three miles from the base of Steamboat Resort. The Phillips Ditch Trail runs directly behind the home and connects to the ranch trail system, and 793 of the ranch’s acres are protected under three permanent easements. Designed by Aspen architect Michael Ernemann, the five-bedroom residence opens through a 30-foot entry hall to a great room with vaulted, wood-beamed ceilings and a floor-to-ceiling stone fireplace. Reclaimed chestnut floors and cherry cabinetry run throughout, and a heated spa sits beneath the trees. Owners share stocked fishing ponds, a private lodge, dedicated ranch staff, and five private cabins, including one at the base of a waterfall. Represented by Chris Paoli.  View Listing →

34460 Panaroma Drive Homesite 33 sits high on South Valley Vista Ridge, a five-acre parcel at Alpine Mountain Ranch & Club with views over the Flat Tops Wilderness and Walton Canyon and live water crossing the property. The 1,216-acre community is limited to 63 homesites, with more than 900 acres preserved as open space, more than 10 miles of private trails, a backcountry cabin, and Lonecast Lake. The homesite is offered with architectural plans, and owners can work with the community’s in-house design and build team on a custom home. It also carries eligibility for membership at the Alpine Mountain Summit Club at One Steamboat Place, a private ski-in/ski-out club steps from the gondola. Represented by Chris Paoli.  View Listing →

30625 CR 14E Nearly 39 acres in the South Valley, 30625 CR 14E sits just under eight miles from Steamboat Resort via paved roads, with sightlines to the ski area and 360-degree valley views. Stagecoach State Park is just down the road for year-round recreation. The parcel carries no covenants, and zoning allows both a primary residence and an accessory dwelling unit. A well is in place, electricity runs to the lot line, and fencing suits horses or livestock. Represented by Chris Paoli. View Listing →

Marabou Ranch: The Elk River Corridor

26575 Barn Owl Place Inside the gates of Marabou Ranch, 26575 Barn Owl Place sits on six private acres where the Elk River is visible and audible from the living spaces and patios. Architect Bill Rangitsch designed the home, New West Builders built it, and Rumor Design completed the interiors. Vaulted beamed ceilings rise over a great room anchored by an artisan-built stone wall, a glass bridge spans the upper level, and clerestory windows follow the roofline. The kitchen brings together Wolf, Sub-Zero, Viking, Miele, and Thermador appliances with two islands and a butler’s pantry, and a two-story library with a spiral staircase adds its own character. Ownership includes more than 20 miles of ranch trails, private fly fishing on more than two miles of the Elk River, a lodge and spa, and a private ski lounge at the base of Steamboat Resort. Also within Marabou Ranch, 42375 River Drum Trail spans 6.78 acres 15 minutes from downtown Steamboat Springs, with views across the Elk River corridor to Sleeping Giant and the Flat Tops. Reclaimed wood, natural stone, steel, and glass give modern lines to traditional farmhouse forms, and a floor-to-ceiling fireplace anchors the main living and dining areas. An enclosed porch with its own fireplace is designed for year-round use. Six bedrooms, a private two-bedroom guest suite with a kitchen, and a detached two-bedroom guest house set the home up for multiple generations. Solar panels, Zehnder air filtration, and Savant automation support daily living, and ownership brings the ranch’s trails, owners’ cabins, and private ski lounge at the resort base. View Listing →

Stagecoach and Oak Creek: Trails, Reservoir, and Room to Roam

23395 Stageline Avenue Built in 2024 by Saltbox Custom Homes, 23395 Stageline Avenue backs to community-maintained open space with direct trail access at Young’s Peak, 1.4 miles from Stagecoach Reservoir. The 4,400-square-foot residence pairs barnwood-inspired siding with clean architectural lines. Its great room has 14-foot ceilings, a linear fireplace in a floor-to-ceiling barnwood surround, and glass doors to a sunset-view terrace. A 30-foot vaulted ceiling with clerestory windows rises over a kitchen finished in quartz, London blue cabinetry, and brass. The primary suite has a 20-foot vaulted ceiling and sunrise views, and the lower level adds a second living area, a bunk room, and a flat backyard. A new wrap-around deck extends from the light-filled great room, and the farmhouse kitchen includes radiant in-floor heat, a dual-fuel range, and a walk-in pantry. The four-bedroom home adds a sauna, a main-level primary suite, and a 60-by-40-foot garage on a second flat envelope. A 2024 roof, new boiler and water heater, fiber internet, and no HOA round out the property. Represented by Michelle Parilla. View Listing →

Backcountry on a Private Scale

Colorado Haven Colorado Haven spans 1,414 acres about 20 miles from Yampa Valley Regional Airport, an off-grid retreat with solar power and battery storage, an established water system, and propane reserves. In winter, maintained trails support guided snowmobile touring, Nordic skiing, and snowshoeing. Lodging includes two yurts joined into a great room with a full kitchen, a third yurt set up as a private suite, and two cabins with covered decks and porch swings. An open-air pavilion with a commercial kitchen, fireplace, and theater serves as the central gathering place. Camp-wide Starlink and shop buildings with refrigerated storage complete the infrastructure, and with no use restrictions, the property suits a family compound, corporate retreat, guest lodge, or sporting ranch.
