1031 Exchanges & Steamboat Properties to Consider

As a four-season mountain destination and ski resort, Steamboat Springs draws travelers year-round, many looking for investment property opportunities in the area. Homes and condominiums near the ski area welcome guests for nightly rentals; other properties from the mountain to downtown offer long-term rental opportunities, and storefronts along Lincoln Avenue serve local businesses and visitors alike. Air service has followed demand, with Yampa Valley Regional Airport (HDN) now offering seasonal direct flights to 18 major airports. 

That's also why Steamboat belongs in the conversation for investors considering a 1031 exchange, which lets an owner sell one investment property and buy another while deferring tax on the gain. Nightly rentals, long-term leases, and commercial space can all serve as the replacement property, provided they're held for investment or business use.

We've gathered the rules in one place in our new 1031 Exchange Guide, from the 45- and 180-day deadlines to how the IRS treats vacation homes and what out-of-state sellers should know about Colorado withholding at closing. How does a 1031 exchange work in Steamboat?

A 1031 exchange routes sale proceeds through a qualified intermediary into like-kind real estate, with 45 calendar days to identify a replacement and 180 days to close. Residential, commercial, and land are generally considered like-kind, so an investor can move from a rental house to a commercial building, or vice versa. A Steamboat vacation home can also qualify when it meets the IRS safe harbor, which requires renting the home at fair market rent and limiting the owner's personal use.

Can Steamboat owners use a 1031 exchange when selling?

Yes. The same rules work in reverse for owners. Selling a Steamboat rental, vacation home, or commercial property held for investment can fund an exchange into a larger property, several smaller ones, a different property type, or real estate in another state, deferring the tax on the gain rather than paying it at closing. An owner might trade a nightly rental for a long-term lease with less day-to-day management, or consolidate two condominiums into a single home. Planning starts before the listing goes live. The qualified intermediary needs to be in place before closing, and many sellers begin their replacement search while their property is on the market. 

Nightly Rental Properties Available For Sale

Within Steamboat's city limits, the Green Zone of the Short-Term Rental Overlay has no cap on short-term rental licenses, making it a natural starting point for exchange buyers who want nightly rental income. Each owner needs their own license. Outside city limits, Routt County generally limits short-term rentals to properties where zoning, a permit, or a planned unit development allows them, so permissions are confirmed property by property. Our Short-Term Rental Guide covers the zones in detail. 33750 Sky Valley Drive Six miles from Steamboat on Rabbit Ears Pass, this eight-bedroom, all-ensuite lodge sits on 3.51 wooded acres bordering more than 10,000 acres of U.S. Forest Service land. A dual kitchen, vaulted great room, decks, fire pit, and hot tub are designed for hosting large groups. A lower-level bunk room with four queen beds, radiant heat, A/C, and snowmelt systems suit both group stays and year-round use, and a deeded agreement provides optional access to Bear Claw amenities. 1939 Cimarron Circle  One block from the base of Steamboat Resort, this fully furnished five-bedroom townhome is the first in Cimarron to come available since 2021. Because residential and commercial real estate are generally like-kind, an exchange can carry equity from a rental home into a storefront, an office, or light industrial space.
