New Development Nicole Montgomery October 8, 2026
The final residence at Eighth Street Steamboat Springs, 512 Eighth Street, has closed, completing the sellout of MR Homes' boutique collection of three new homes in downtown Steamboat Springs. The Agency Steamboat Springs, MR Homes’ sales and marketing partner, represented the collection from launch through the final closing. Eighth Street follows the sellout of The Traverse at Wildhorse Meadows, and MR Homes now has three more new development projects in motion across Steamboat: Powderline, Terrain at Walton Creek, and Basecamp Row.
Eighth Street brought large-format new construction to one of Downtown Steamboat’s most established residential streets, where new homes at this scale rarely come to market. Each residence offers 3,884 square feet across three floors behind a gated entry and private yard. The main level features large picture windows, expansive living and dining areas, a kitchen with Thermador appliances, custom white oak cabinetry, quartz countertops, and a waterfall island, alongside a living room with a linear fireplace framed in porcelain tile.
Upstairs, the primary suite has a private terrace, a walk-in closet, and a wet room with a freestanding soaking tub. A second great room and two more bedrooms fill the lower level, giving each home two distinct living areas. A covered breezeway leads to a detached two-car garage topped by an ADU with its own kitchen, a flexible space for guests, extended family, a home office, or long-term rental income. Radiant in-floor heating, air conditioning, and engineered hardwood floors run throughout the main residence.
The location puts owners within walking distance of downtown restaurants, shops, and schools. The Yampa River and Core Trail are just blocks away, and Emerald Mountain’s trail network is minutes from the front door.
“Eighth Street was built for the way people actually live in Steamboat. Buyers wanted new construction within walking distance of downtown, with room for family, gear, and guests, and finish quality to match. Every one of these homes found an owner who saw that,” said Jessica Stanford of The Agency Steamboat Springs.
Eighth Street is the second full sellout of an MR Homes project. The Traverse at Wildhorse Meadows came first: 12 residences near the base of Steamboat Resort, all sold. The Agency Steamboat Springs was involved from the ground up, including land acquisition and residence design. Principals Kevin and Gaby Riegler lead MR Homes, which is based in Steamboat Springs. Their local portfolio also includes custom homes at Barn Village and the mixed-use Steamboat Basecamp development.
“MR Homes builds for the Steamboat buyer specifically. From The Traverse to Eighth Street, they’ve identified what this market needs, whether that’s ski-area access or new construction downtown, and then delivered it at a quality level buyers respond to. Two sellouts and several upcoming projects set for completion this winter are the result,” says Chris Paoli, Managing Partner of The Agency Steamboat Springs.
Powderline | All nine furnished residences at Powderline are now for sale, with move-ins set for this ski season. Two are under contract, and seven remain, with floor plans ranging from one-bedroom+den to two-bedroom+den. Each residence comes fully furnished, with two reserved parking spaces and a private Club Room on the building’s amenity level. That floor also includes a fitness studio, a sauna, and a resident lounge with ski lockers and boot dryers, while an on-demand shuttle offers service to the slopes. Powderline sits within Steamboat’s short-term rental Green Zone, with an optional vacation rental program available to owners. The sales gallery at 2155 Resort Drive is open Fridays from 9 AM to 12 PM, or by appointment. View Listings →
Terrain at Walton Creek | Construction at Terrain is moving toward completion this winter, within walking distance of the Steamboat Ski Area. Two homes are under contract, and six remain, featuring two- and three-bedroom floor plans with two-car garages (in most residences) and covered terraces with mountain views. Buyers who purchase a qualifying residence by October 31, 2026, receive a Turnkey Furniture, Houseware & Upgrade package valued at $175,000, so the home is ready to use from day one. One residence is subject to a workforce housing deed restriction. View Listings →
Basecamp Row | One residence remains listed for sale at Basecamp Row, the collection of new townhomes on Steamboat’s west side. Residence 7 offers four bedrooms, a covered rooftop terrace, and a private two-car garage. Residences 1 and 3 are leased long-term beginning November 1, and both remain available to purchase with tenants in place. That structure suits buyers completing a 1031 exchange or looking for a turnkey property with income in place.
