The much-anticipated addition to the Steamboat Springs real estate and hospitality market broke ground at the base of Steamboat Resort on August 27. It's one of the most significant new development projects to arrive in Steamboat, and the first to pair a globally recognized hotel brand with residences at this scale. Marquee Development marked the milestone with a groundbreaking ceremony, joined by leadership from Alterra Mountain Company, representatives from Auberge Collection, Haselden Construction, and Steamboat Resort.
“Steamboat is a world-class destination, and we will now have our first five-star lodging opportunity for visitors. Auberge will bring a level of hospitality and a living experience Steamboat has not seen before,” said Chris Paoli, Managing Partner at The Agency Steamboat Springs and one of the first to claim a residence at The Stockman.
A March announcement made The Stockman's brand affiliation official, with the project now visibly underway. The market has spent the year anticipating construction beginning on nearly $1B in projected base-area development, with additional projects including Wildair, 1700 Ski Time Square Drive, The Astrid, and Roan, with Discovery Land Company's planned presence in Stagecoach further out.
“For owners already in the market, there is potential for increased demand in all market segments with the enhanced exposure to a clientele who previously did not have Steamboat on their radar,” Paoli added. “If you are a buyer watching the market, the spike in development has multiple impacts that could affect pricing and options. Construction resources will be maxed out, and the city is already reacting to development with policies that will limit future projects. An example of this is the new linkage fee tied to development, which will make future developments more expensive. All of the above has historically resulted in rising prices." Paoli said.
The start of vertical construction follows a strong sales debut. According to The Stockman’s latest update, more than 25 percent of the project's 95 residences are now under contract, including three of the signature rooftop "Barn" penthouses.
"Breaking ground on The Stockman, Auberge Collection, is a major milestone that reflects the thoughtful planning behind creating a place that feels authentically Steamboat," said Eric Nordness, Managing Principal of Marquee Development. "The demand we've seen so far confirms that people want to be part of Steamboat's next chapter, and we are one step closer to welcoming guests and residents to one of the nation's best alpine destinations."
Auberge Collection manages properties such as Hotel Jerome in Aspen, Auberge du Soleil in Napa Valley, and Hacienda AltaGracia in Costa Rica, each considered among the finest in their markets. The brand is defined by intimate scale, exceptional culinary programming, world-class wellness, and place-specific design.
That philosophy carries directly into The Stockman, a nine-story property located at 1965 Ski Time Square Drive, which will offer:
95 private residences ranging from studios and one-bedroom homes to five-bedroom penthouses
13 rooftop "Barn" residences with double-height ceilings and panoramic ski area views
59 hotel rooms and suites managed by Auberge Collection
10,287 square feet of Wellbeing by Auberge spa space, with a heated outdoor pool
Three culinary venues: a signature destination restaurant, an après bar with a ski-up outdoor deck, and a Living Room bar with a craft cocktail program
Ski-in, ski-out access at the base of Steamboat Resort
A residential rental program operated by Auberge Collection for owners
Pricing starts at $1.6 million. The project is designed by OZ Architecture, with interiors by Nunzio Marc DeSantis Architects (NMDA). The Stockman is expected to open in 2030.
With construction now underway, The Stockman is moving into the phase where early positioning still offers the widest range of unit selection, especially for those seeking space on the slopes with prime ski-area views.
For those with broader interest in the Steamboat market, whether in the base area, downtown, South Valley, or surrounding mountain neighborhoods, the secondary effects are already being felt. Buyers introduced to Steamboat through a project like The Stockman often expand their search beyond the base area itself. The addition of Auberge is bringing new national attention and an audience of buyers who recognize the brand and expect that standard of hospitality, many of whom haven't considered Steamboat before. That interest rarely stays contained to one project, tending to broaden buyers' views of the rest of the market and inspire potential sellers to capitalize on market growth and list their properties for sale.
