Steamboat Springs just got its biggest luxury real estate headline in decades. Auberge Collection, the hospitality brand behind some of the most celebrated luxury properties in the world, officially announced today that The Stockman will carry the Auberge Collection name. The project, already known as the most significant slope-side development in Steamboat's history, is now The Stockman, Auberge Collection: 95 private residences and 59 hotel rooms and suites, ski-in/ski-out at the base of the mountain, debuting in 2030.
This is one of the first luxury-branded residential offerings built at the Steamboat ski area. And the brand behind it matters enormously.
Auberge Collection manages properties such as Hotel Jerome, Auberge Collection in Aspen, Auberge du Soleil in Napa Valley, and Hacienda AltaGracia in Costa Rica, each considered among the finest in their respective markets. The brand is synonymous with a specific kind of luxury: intimate scale, exceptional culinary programming, world-class wellness, and deeply place-specific design.
That philosophy translates directly to The Stockman. The nine-story property will offer:
95 private residences ranging from one to five bedrooms, envisioned by NMDA Architects
13 rooftop residences with dramatic double-height ceilings and panoramic views of the Steamboat ski area
59 hotel rooms and suites managed by Auberge Collection
10,287 square feet of Wellbeing by Auberge spa, with a heated outdoor pool
Four distinct culinary venues, all locally inspired
6,133 square feet of event space, including a ballroom
Ski-in/ski-out access to Steamboat's legendary Champagne Powder®, with a dedicated ski concierge and slopeside après-ski
A residential rental program operated by Auberge Collection for owners seeking effortless income management
Residences feature chef's kitchens, spa-style bathrooms, fireplaces, and a choice of two curated interior palettes. Turnkey furnished options are available. Most residences include private balconies.
The Stockman was already the most anticipated development in Steamboat's modern history. The Auberge Collection designation amplifies its significance considerably for the project itself and for the broader Steamboat market.
Brand flags in the luxury residential space tend to validate pricing, attract a buyer profile that may have never previously considered Steamboat, and create a permanent benchmark for the market. Auberge Collection’s presence signals that Steamboat has arrived at a level of market maturity that commands attention.
"The Auberge Collection announcement confirms what we've been tracking in the market: Alterra Mountain Company inspired the next era in Steamboat with their $300 million investment in the Steamboat Ski Area experience. The Sockman, Auberge Collection investment validates Steamboat’s presence as a premier ski destination in the world,” says Chris Paoli, Managing Partner at The Agency Steamboat Springs. "It is a direct statement about where Steamboat stands and what the next decade looks like for buyers and sellers across the entire market."
The Auberge Collection announcement comes as Steamboat enters the most significant development cycle at the resort base in over 15 years. When The Stockman is considered alongside new developments like Wildair, 1700 Ski Time Square Drive, 1830 Ski Time Square Drive, The Astrid, The Amble, and Roan, and with Discovery Land Company's planned presence in Stagecoach, the scale of transformation becomes clear.
At the same time, the Yampa Valley Regional Airport is moving forward with an approximately $86 million terminal expansion, expected to begin construction this spring. That project will roughly double the size of the existing terminal, adding new gates with boarding bridges, upgraded baggage systems, and modernized passenger facilities. Passenger traffic has grown from roughly 150,000 annual passengers pre-pandemic to more than 450,000 today.
A more capable airport supports everything the Auberge Collection announcement represents: easier access for out-of-state and international buyers, stronger year-round visitation, and the infrastructure backbone that resort markets need to sustain luxury pricing at scale. Infrastructure and brand together are a powerful combination.
The Stockman, Auberge Collection is positioned as an ultra-luxury, full-service hotel branded residential offering in Steamboat Springs, a singular product in a market that has historically lacked one. For buyers who have been watching Steamboat and waiting for a flagship opportunity, this is the product.
“The Stockman, Auberge Collection is the first development since One Steamboat Place and The Timbers Collection that has the global recognition to drive new visitors and buyers to the Steamboat market,” adds Chris.
For those with broader Steamboat interest, whether in the base area, South Valley, or the surrounding mountain neighborhoods, the secondary effect matters. Buyers introduced to a market through a property like The Stockman often expand their search. Increased visibility, new visitor traffic, and the market credibility that comes with an Auberge flag drive demand well beyond the project itself.
Inventory across the broader Steamboat market remains limited. As new development draws additional buyers into the valley, competition across all price points is likely to intensify.
The Stockman, Auberge Collection is a nine-story ski-in/ski-out hotel and private residences at the base of Mount Werner in Steamboat Springs, Colorado. Designed by NMDA Architects and managed by Auberge Collection, the project debuts in 2030.
