Seven of the eight residences include a two-car garage.
Every residence includes Thermador appliances, European white oak flooring, quartz countertops, custom cabinetry, Kohler fixtures, frameless glass shower enclosures, and large covered terraces. The two-car garages are a genuine differentiator at this price point and location with storage for ski equipment, bikes, and recreational gear.

The Location: Walton Creek Road and the Ski Corridor
Terrain sits on Walton Creek Road, within walking distance of the Steamboat Ski Resort base, with ski access in winter, hiking and biking in summer, shopping, and dining just steps away.
The residences are on the free city bus route, connecting owners to downtown Steamboat Springs without the need for a car. As parking at the mountain continues to evolve and transit becomes a more central part of how people move around Steamboat, proximity to that infrastructure is an asset.
Terrain is not in the short-term rental zone, with no revolving door of nightly rental traffic. For buyers considering resort-adjacent options, the townhomes offer both proximity and a more residential community character.
The Developer: MR Homes
Terrain is the work of MR Homes, a Steamboat-based development company. Principals Kevin and Gaby Riegler live and work here, and their local presence shapes what MR Homes chooses to build and how it approaches each project.
Their Steamboat portfolio spans the sold-out townhome community at Traverse at Wildhorse Meadows, the mixed-use Steamboat Basecamp development, custom homes at Barn Village, and the residences at Eighth Street in downtown Steamboat. Terrain represents the next project in that progression, and follows the same development logic: identify what the market is underserving, then build to it precisely.
“When we looked at the ski corridor, the gap was clear. New construction near the base was increasingly out of reach for buyers and several years from delivery,” said Kevin Riegler, Principal at MR Homes. “The product that did exist wasn't designed around how people actually live here. Terrain features eight homes, real outdoor space, and a finish level more common in custom single-family homes, all at a price point the market needed."
The Market Context
With significant new development planned and breaking ground in the Steamboat base area, pre-completion pricing on new construction near the ski corridor is at a different position today than it will be three to five years from now.
Terrain is under construction now, and on schedule for a Winter completion, and priced from $1.875M pre-completion.
"The buyers paying the most attention right now are the ones who understand what's coming to this market. Terrain is new construction, steps from the base, available before the larger development wave arrives, and the pre-completion window is the right time to engage," said Chris Paoli.
