The New Luxury Amenity: Low or No HOA

A new kind of luxury amenity is emerging in Steamboat Springs: the freedom and lower cost of owning outside an HOA. As resort-branded and luxury developments continue to define one side of the market, more buyers are choosing the opposite: properties free of a homeowners association, or governed by minimal, optional structures instead of mandatory dues and covenants.

HOAs can provide many benefits, such as shared maintenance, snow removal, consistent architectural standards, and predictable upkeep, and they make sense for many buyers. But for others, especially those buying large-scale homes for multi-generational use or income-producing properties, an HOA can work against that goal. Mandatory fees cut into short-term rental returns. Architectural guidelines can limit design. And in a market where land is scarce, some buyers want the freedom to build exactly what they need, whether that means an expansive gathering place or a smaller, low-maintenance retreat that requires little upkeep and comes without added monthly costs.

Across Steamboat, a distinct set of properties offers that freedom: homes and homesites with little to no mandatory HOA fees, or with deeded, optional access to amenities in place of blanket dues. Below is a look at where that flexibility exists right now.

Ski Area & Downtown
