The first residences at Powderline Steamboat are now available for sale, with three of the nine homes released to the market and a fourth under contract. Construction is progressing quickly on the boutique collection of new lock-and-leave residences located moments from the Steamboat Ski Area, and within Steamboat’s short-term rental Green Zone. It’s the first residential project of its kind in the area bounded by Resort Drive, Pine Grove Road, and Mt. Werner. Steamboat-based developer MR Homes designed the residences to feature designer finishes, private outdoor spaces, many with fenced yards, and a private Club Room on the amenity level that serves as an extension of the home.
Interior build-out is progressing across the building, with ductwork between 85% and 95% complete. Framing for the drop ceilings and mechanical chases is complete, and drywall in those areas is set to begin by early next week, followed by cabinet installation. Tile and flooring prep on Level 2 is scheduled to begin in early September. The sales center, which features the same finishes as the residences, is nearing completion.
Exterior work is also moving along, with tongue-and-groove soffit installation ongoing and final grading around the buildings nearly 85% completed, with backyard deck framing to follow. In the courtyard, work on the mural begins this weekend, adding a first piece of finished character to the shared outdoor space.
Single-story residences range from one-bedroom + den to two-bedroom + den floor plans with private terraces or patios, and ground-floor units with fenced yards up to 1,800 square feet in size. Each residence comes with two reserved parking spaces. Finishes include European White Oak flooring, custom cabinetry, quartz countertops, and professional-grade appliances. Optional furniture packages offer a turnkey move-in experience, whether you reside at Powderline or place your home in the optional vacation rental program.
Each residence has a dedicated Club Room on the amenity level, an additional living space that can serve as a game room, media room, home office, or gear room. Shared amenities on this floor include a fitness studio, infrared sauna, and lounge with beverage bar and ski lockers.
“The building’s existing structure gave the team room to do something we hadn’t seen done in Steamboat before. The Club Level lets every owner have a private space that’s entirely their own, separate from the main living areas, whether that’s a home office, a gear room, or just somewhere to send the kids while you’re entertaining. It’s a layout that wouldn’t have made sense in a typical new-build condo,” Jessica Stanford of The Agency Steamboat Springs recently told Mile High CRE.
Powderline sits at 2155 Resort Drive, located moments from the ski area base, connected to the mountain by an on-demand shuttle and within walking distance of the Wildhorse Gondola and proposed new gondola transit center. The location also puts owners within steps of shopping, dining, and everyday conveniences, and within close proximity to the Strings Music Festival, the tennis and pickleball complex, Wildhorse shops and cinema, and local trail systems. A free city bus route links residents to Downtown Steamboat Springs, without the need for a car.
