Meadow House at Storm Mountain Ranch: Steamboat Springs as Few Will Ever Live It

There are only fourteen homesites at Storm Mountain Ranch, a gated, 1,100-acre community three miles from the base of Steamboat Resort. Meadow House is a 7,539-square-foot residence on a private 70-acre homesite, designed by Aspen-based architect Michael Ernemann. It sits where open ranch meadows give way to aspen groves at the edge of Routt National Forest, a setting that offers two entirely different experiences from a single property: sweeping views across the ranch toward distant peaks from the front, and a forested hillside that closes the space into something private and quiet from behind.

Ownership here comes with permanent membership in a working ranch and equestrian community built around an exclusive set of owner amenities and a genuine commitment to conservation. 793 acres are protected under three conservation easements. Private trails extend miles into the backcountry. Stocked fishing ponds, Orvis-approved streams, a dedicated ranch staff, and five private cabins, including one at the base of a waterfall few will ever reach, are reserved solely for owners and their guests.

Architecture & Design

Ernemann was chosen for the project specifically because his work offered something different from what the region typically produced at the time: a modern interpretation of traditional ranch forms, in which every material carried meaning and nothing was decorative for its own sake. Natural stone and barnwood exteriors meet steeply pitched rooflines drawn from the ranching vernacular of the Yampa Valley. The arrival sets the tone, as the road winds over bridges and cascading water, past aspen groves, before the home reveals itself in full at the motor court: barnwood and stone, rooflines that follow the peaks and ridgelines of the land around them.

That same principle carries through every room. There is not a single beam in the home that isn't doing structural work, no faux materials, no applied ornament. The staircase moves from heavy to light: stone and steel at the base, transitioning to lighter materials as it rises, always oriented toward a window. Clerestory openings above the dining area and carefully placed windows along the hallways bring the outdoors in without overwhelming the interior. Even the fireplace curves; Ernemann's design language did not work in straight lines.

Interior design was handled by Kathy Hansel of KB Hansel, Aspen, brought onto the project by Ernemann himself for the consistency she would bring to lighting and material selection throughout the home.

Craftsman Materials

The floors are reclaimed chestnut, a material no longer available at any price, which accounts for the richness of its grain and patterning. Local stone appears at entries and utility areas. Cabinetry and railings are cherry. Kitchen counters are Colorado Buff sandstone. The level of craft carries through in details easy to overlook and difficult to reproduce today: negative-reveal baseboards, beam-framed doorways, and hardware weighted for a permanence that current construction costs make difficult to justify.

The Living Experience

An entry porch flanked by wood beams opens into a hall where 30-foot ceilings establish the scale of what follows. Window-lined hallways lead to the great room, where vaulted, wood-beamed ceilings rise above a floor-to-ceiling stone fireplace, flanked on both sides by glass that opens to covered patios, so meadow views and forested privacy are visible from the same room at once.

The kitchen is built for gathering: Sub-Zero refrigeration, Thermador appliances, double ovens, an island cooktop, and a breakfast nook, supported by a butler's pantry and dedicated laundry and service area. Across the entry hall, a media room and library offer a quieter counterpoint, with windows placed among the shelves to frame greenery outside.

Upstairs, four ensuite bedrooms include dual primary suites positioned on opposite sides of the home. The first offers a walk-in closet, a wet room with soaking tub and shower, and a loft suited for a private office. The second opens directly to the back patios and hot tub. Every bedroom is finished with custom built-ins and its own soaking tub and shower, each oriented to its own specific view of the trees and land beyond.

Covered patios extend the living space on both sides of the great room, with grass lawns for gathering and a hot tub set beneath the trees. The 70-acre parcel is maintained by the ranch community.

The Setting

The homesite was chosen in part for what sits directly behind it. Phillips Ditch Trail runs immediately behind the home, accessible on foot, connecting straight into the Storm Mountain Ranch trail system and Routt National Forest beyond. Most homesites on the ranch require driving to reach a trailhead; here, the backcountry begins at the back of the property. In the other direction, the lateral streams, small pocket creeks running between the home and Awapa Lodge, sit a two-minute walk from the front door, close enough to fish for native trout on any morning without a car or a bike.

Storm Mountain Ranch

Storm Mountain Ranch was conceived around a single idea: 1,100 acres of Yampa Valley ranchland, shared among fourteen families, protected in perpetuity, and managed as a working ranch community for generations to come. In 1997, before a single home was built, 793 acres were placed under permanent conservation easement across three areas: the Meadows, the Hillside, and the Upper Canyon, donated to the Yampa Valley Land Trust. Construction on the first of the fourteen homesites began in 2000. Today, the ranch operates as a working ranch and equestrian community with active forestry and wildlife programs.

Open hay meadows roll across the property, working agricultural land where the scale of the valley stays in view. Walton Creek cuts through a canyon of granite cliffs and towering pines, a dramatic shift in terrain from the meadows below. Forested hillsides connect the ranch to the national forest at its edge, where the trail system continues into the backcountry.

Amenities & Experiences

Awapa Lodge anchors the ranch's gathering life, with a fully equipped catering kitchen, a fireplace, and a generous patio. Outside, a sandy beach runs along the water, with kayaks, paddleboards, and a floating dock available to owners and their guests, and a fire pit at the water's edge. Each owner holds two exclusive-use reservations at the lodge annually for private events; outside of those reservations, it's open to all residents.

The Waterfront Cabins, four in total, sit at the water's edge beside the ponds, available exclusively to owners, their families, and guests, each fully outfitted with the lodge and its amenities immediately at hand.

The Hideout Cabin sits at the end of a private road that follows Walton Creek into the canyon, at the base of a waterfall most longtime Steamboat locals have never seen. The cabin sleeps 8 to 10 and is accessible year-round. There is no way to book this experience from outside the ranch. It belongs only to the families who live here and their guests.

Equestrian facilities support a working program year-round: a barn, corrals, pastures, and full tack room, with the ranch's registered Paint Horses a fixture of the landscape. Trail rides move through open meadows, timbered mountainsides, the canyon, and into the national forest. Owners may board their own horses at the ranch, and a wrangler is on staff.

Fishing runs throughout the ranch, from the ponds and lakes to Walton Creek and the irrigation ditches, by shore, in waders, or from one of the ranch's cedar Adirondack guide boats. Walton Creek runs with brook and rainbow trout, and the Hideout Cabin serves as a staging point for fishing its upper reaches. The fishery is catch-and-release throughout, with one exception at Rodeo Pond, where owners may keep one fish per week.

Trails cover more than 12 miles across the ranch and into the national forest, open year-round to hiking, mountain biking, horseback riding, cross-country skiing, and snowshoeing. Footpaths follow Walton Creek and the lateral streams, offering both fishing access and wildlife viewing. The backcountry holds several leveled campsites for owners who want a night out under the trees.

Winter brings a different rhythm to the trail system, along with a tubing hill that has become a fixture of the ranch's family life. Ranch staff and services include a wrangler, a fishing guide, and a dedicated ranch management team overseeing forestry, wildlife, agricultural, and facility operations year-round, along with an owner airport shuttle.

Steamboat Springs

Three paved miles separate Meadow House from the base of Steamboat Resort, close enough that the ski area, downtown restaurants, and everything else that defines life in Steamboat are genuinely accessible, yet far enough that none of it intrudes on the ranch. Downtown Steamboat remains a genuine mountain town, with independently owned restaurants, shops, and a Western character that many ski destinations of comparable size have lost. Yampa Valley Regional Airport serves the community with seasonal direct flights from major metros, and Storm Mountain Ranch provides an owner shuttle to the terminal.
