Terrain at Walton Creek has reached its first milestone, with two of the eight residences now under contract and four of the remaining six residences released to the market. With construction well underway and pricing from $1,875,000, Terrain is one of the few new construction residential projects in the ski area set for completion this winter, not after a multi-year build timeline.
Construction Update
Progress is moving quickly across both buildings. At Building 1, mechanical, electrical, and plumbing rough-ins are approximately 90% complete. Crews are currently waterproofing the exterior decks, with interior insulation and drywall to follow.
At Building 2, bathroom tile prep is underway, and cabinets and interior doors are scheduled to arrive toward the end of August. Outside, crews are running water and sewer utility lines for Building 2. Once that work is complete, site work will shift to the detention pond and Redi-Rock installation. Completion is scheduled for this winter.
The Townhomes
Floor plans at Terrain range from a 1,115-square-foot, two-bedroom residence to a 2,295-square-foot, three-bedroom-plus-den layout. Most residences are three levels, with a lower-level mudroom, living space or bedroom, main-level living, kitchen, powder, and view terrace, and bedrooms on the upper level. Seven of the eight residences include a two-car garage.
Every residence includes open-concept living areas, Thermador appliances, European white oak flooring, quartz countertops, custom cabinetry, frameless glass shower enclosures, and designer porcelain tile. One of the residences, Residence 2A, is subject to a workforce housing deed restriction, where occupancy is limited to a Qualified Resident under Routt County guidelines.
Unlike stacked condominium living, Terrain's townhome format means no upstairs or downstairs neighbors, each residence is a private, full-height home. HOA dues are lower than comparable Steamboat resort area condo communities. For buyers who want ski corridor proximity without neighbors above or below, or a high HOA bill, Terrain offers a different ownership structure at a similar location advantage.
The Walk-to-Ski Location
Terrain sits on Walton Creek Road, within walking distance of the Steamboat Ski Resort base. Owners enjoy ski access in winter and hiking and biking access in summer, with base-area shopping and dining nearby.
The residences are on the free city bus route, connecting owners to downtown Steamboat Springs without the need for a car. Terrain is not in the short-term rental zone, so there's no revolving door of nightly rental turnover. For buyers considering resort-adjacent options, that means both proximity and a more residential community character.
With significant new development planned and breaking ground in the Steamboat base, pre-completion pricing on new construction near the ski corridor is at a different position today than it will be three to five years from now.
