608 Yampa Construction Update, One Penthouse Remains

The corner of Yampa and 6th Street is turning heads this season. Construction is moving along at the boutique collection of four residences at 608 Yampa, a new development project located in Downtown Steamboat Springs. Framing is complete, windows are being installed, and the building is already making an impression on the many people passing through one of Steamboat's most walkable corners.

Nick Jacobs, president of Diverge Homes, the developer of 608 Yampa, recently shared a construction update: the project is on track to reach "dried-in" status by the end of the week. In construction terms, that's the point at which the building shell is fully sealed and interior trade work can begin. The exterior siding and masonry follow in April, along with the first buyer site visits. Certificates of occupancy remain on track for next spring.

The expansive kitchen and living areas are fully framed, with massive window walls bringing in both light and the views the building's siting was designed to capture: the Yampa River, Emerald Mountain, and the Steamboat Ski Area to the south.

The update also spoke to something the design team has prioritized from the beginning: a building engineered to perform. Precast concrete in the elevator shaft rather than standard cinder block, a foundation with two separate drainage systems, steel-framed cantilevers, and window walls spec'd with the highest available insulation and sound-proofing are the kind of structural decisions that define how a building lives over decades. As the developer put it, more than a few trade professionals passing through have joked that in any kind of catastrophic event, 608 Yampa is where they're heading.

“Most of the new construction in Steamboat right now is focused on the mountain. 608 Yampa offers something entirely different—four residences on the river, in the middle of a downtown that has genuinely come into its own,” says Chris Paoli, Managing Partner of The Agency Steamboat Springs. “The farmers' market, summer concert series, rodeo, Emerald Mountain trail system, the best restaurants in town, it's all outside the front door, with the ski area just a few minutes away on the free city bus. It’s an incredible option for buyers seeking downtown living with proximity to year-round recreation.” 

The Final Residence: Penthouse 302

Three of the four new construction homes at 608 Yampa are sold. The remaining opportunity is Penthouse 302, offered at $5,400,000.

The penthouse occupies the southern side of the building, with views spanning from Steamboat Resort to the Yampa River. Multiple private decks and a rooftop terrace with 360-degree views give the residence an outdoor living program that's genuinely unusual for a downtown address. 

Inside, Diverge Homes' design approach brings the same level of craft and detail the builder is known for from their single-family work. The home features contemporary design, three bedrooms, three baths and nearly 2,000 square feet of interior living. The building itself has no adjacent neighbors, a rarity for any building in a walkable urban setting, and the address includes a parking garage with gear storage and secure, controlled access.

Short-term rentals are permitted, which adds a layer of flexibility for buyers evaluating the property as both a personal retreat and an income-producing asset. Interior selections are still available for the penthouse buyer. The developer has indicated that now is the window to work through finishes and preferences before trade work begins in April.
