Steamboat's base area had its second groundbreaking in less than a month, with construction now underway on Wildair, a boutique collection of 20 residences on the hillside above Ski Time Square Drive, across from the base of Steamboat Resort. Developers Orion Real Estate Investment & Development and Blue Sage Ventures marked the start with a groundbreaking ceremony on September 23. General contractor Haselden Construction was also present. The project is the second in Steamboat's nearly $1B base-area development cycle to break ground in the last month, following The Stockman, Auberge Collection in August. Wildair is expected to be complete in early 2029, and pre-sales are open now.
Denver-based 4240 Architecture designed Wildair's two-, three-, and four-bedroom residences and penthouses with the Yampa Valley's traditional ranching structures in mind and modern mountain-style interiors. Homes range from approximately 1,400 to 4,000 square feet, and most are floor-through layouts with private elevators that open directly into each foyer. Floor-to-ceiling glazing frames views of Mount Werner and the Yampa Valley, and every residence opens onto a deep outdoor terrace.
Interiors carry high ceilings, stone fireplaces, wide-plank oak flooring, and kitchens with oak cabinetry, quartz countertops, and Wolf, Sub-Zero, and Bosch appliances. Primary suites include five-fixture baths with freestanding soaking tubs, and select residences have private hot tubs.

Wildair's 20 homes are planned as a private residential enclave, with shared amenities reserved for owners. Also underway, The Stockman pairs 95 private residences with 59 hotel rooms and suites managed by Auberge Collection. Together, they give buyers two distinct paths into new development at the base area, with additional projects, including 1700 Ski Time Square Drive, The Astrid, and Roan, also underway or in the planning phases.
Wildair sits at 1830 Ski Time Square Drive, a short walk from the gondolas and within reach of the base village's dining, shopping, and events. Downtown Steamboat’s restaurants, galleries, and boutiques are roughly a seven-minute drive away. The property is located in Steamboat's Green Zone, where short-term rentals are permitted, giving owners flexibility between personal use and rental income.
The Wildair sales office is located at The Agency Steamboat Springs office in the Clock Tower building, adjacent to the construction site. Sales Director Karen Klein can walk buyers through floor plans, available residences, and the pre-sale process.
