Wildair is a boutique collection of twenty brand-new residences set on a hillside above Ski Time Square, within steps of the Steamboat Resort slopes and Wild Blue Gondola. Currently under construction with completion expected in 2028, the two-, three-, and four-bedroom residences and penthouses are each designed as a private mountain retreat, offering private outdoor space and amenities. Wildair is developed by Orion Real Estate Investment & Development and Blue Sage Ventures, with architecture by Denver-based 4240 Architecture.

4240 Architecture designed Wildair's residences to work with the hillside site, prioritizing light, privacy, and unobstructed mountain and valley views. Most homes are floor-through, with private elevators that open directly into each foyer rather than a shared corridor. Interiors pair oak cabinetry in two finishes, wide-plank oak flooring, and quartz countertops with Wolf cooktops and ovens, Sub-Zero refrigeration, and Bosch dishwashers. Every residence extends onto a deep outdoor terrace built for year-round use. Primary suites include a five-fixture bath with a freestanding soaking tub and matte black fixtures, and select residences include private hot tubs.
Wildair's shared amenity space centers on the Owners Club, an indoor-outdoor gathering area with a terrace, fire pits, and lounge seating facing Mount Werner. A dedicated fitness center, pool, and spa support a year-round wellness program, and owners have access to ski lockers and a parking garage.
Wildair sits on a hillside across from Steamboat's base area, above Ski Time Square. The setting puts owners close to ski access and the base village dining, shopping, and year-round events. Downtown Steamboat and Lincoln Avenue's restaurants and shops are a short drive away, and the surrounding valley gives owners access to Steamboat's year-round outdoor culture: skiing, hiking, mountain biking, and fly fishing on the Yampa River. Located in Steamboat's Green Zone, where short-term rentals are permitted.
