"We wanted it to feel warm and inviting, with a luxurious finish," Rumsey says. "A timeless feel with soft tones."
The architectural staircase is one of the home's stronger design moments, connecting levels with a sculptural presence that anchors the interior as decisively as the terraces do the exterior.

The upper level is where groups naturally gravitate. "Adults can stay on the main level, and kids can go upstairs," Rumsey notes. "We wanted a good place to entertain two different groups."
The main level descends to the primary suite, which includes a sitting area with a fireplace, a spa-style bath with steam shower, soaking tub, and separate vanities, a walk-in dressing room with dual storage on either side, and access to two decks with views. A second ensuite bedroom on this level also opens to the outdoors.

A wet bar and living area anchor the space alongside a second laundry, with three ensuite bedrooms including a custom bunk room with four queen beds, generous closet and storage space throughout, and direct access to the shared turf yard with fire pit, a usable outdoor space with slope and gondola views that comes into its own through the warmer months.
"From the bottom level, you can walk to the turf and fire pit," Rumsey says. "In the spring, summer, and fall, it's very nice to relax out there."
Rumsey was deliberate about how each bedroom relates to the common areas. Despite the open, communal nature of the three living spaces, every bedroom suite feels removed from the activity of the house; quiet, private, a genuine retreat. It is the kind of balance that makes the residence work equally well for a large family, a group of friends, or rental guests, each of whom wants their own sense of space.
