A recreation-driven community anchored by Stagecoach Reservoir, expanding residential development, and long-term growth potential.
Stagecoach sits roughly 20 miles south of Steamboat Springs and is anchored by Stagecoach State Park and the Stagecoach Reservoir, one of the region’s most popular destinations for boating, fishing, and year-round outdoor recreation.
Residential offerings range from condominiums and townhomes near the reservoir to single-family homes and large tracts of undeveloped land throughout the surrounding hills and valleys. Many homeowners commute to Steamboat for work while choosing Stagecoach for its open space, recreation access, and quieter pace of life.
The area is also drawing attention as several long-term development proposals move through the planning process. Among them is Discovery Land Company’s proposed Stagecoach Mountain Ranch, a private residential club community currently undergoing county review. If you want a deeper look at the proposal and its potential implications for the region, read our full analysis here →.
Stagecoach continues to function as a land-driven market within the broader Steamboat region, where recreation access, available parcels, and long-term development potential influence both demand and pricing.
Single-Family Homes
In 2025, both the number of sales and total dollar volume for single-family homes declined modestly year over year, though pricing continued to strengthen. Average price per square foot reached approximately $476, reflecting continued demand for homes near Stagecoach Reservoir and surrounding residential communities.
Condos & Townhomes
The attached housing segment saw the most significant activity. Condo and townhome sales volume increased sharply as additional inventory came to market, producing the highest total dollar volume for this segment in more than a decade. Despite the surge in transactions, average price per square foot remained relatively stable at approximately $350.
Land
Land remains a defining component of the Stagecoach market. Total land sales reached approximately $11.2 million, while the total number of transactions declined roughly 11%, indicating rising values for remaining buildable parcels as long-term development interest in the area continues to grow.
