Powderline Steamboat is a collection of nine furnished condominiums under construction moments from the Steamboat Ski Area. With one-bedroom to two-bedroom-plus-den floor plans, the project was designed around a specific opportunity developer MR Homes identified in Steamboat: a location with everything within reach and a product that doesn't yet exist in the Steamboat market.
Each residence will be delivered move-in ready, with single-story floor plans, a private Club Room on the building's dedicated amenity level, generous outdoor spaces, and reserved parking for two cars per residence. The building sits in Steamboat's short-term rental Green Zone, adjacent to shopping, dining, and recreation, and offers an optional vacation rental program. Priced from $1.35M with only nine total residences scheduled for completion in Winter 2026/2027.
When MR Homes looked at 2155 Resort Drive, moments from the mountain, surrounded by restaurants and shops and within walking distance of the pending gondola transit center, Strings Music Pavilion, tennis and pickleball complex, trail systems, and parks, they saw a location that could support something the Steamboat condominium market wasn't offering.
Many condominiums offered near the resort make trade-offs, with smaller square footage, little dedicated storage, no meaningful outdoor space, and parking isn't guaranteed. MR Homes took a different approach with Powderline: carve out a new category of mountain ownership by pairing a well-located building with amenities that genuinely extend how an owner lives there.
The former Vectra Bank building was redeveloped as nine contemporary residences. The interior was gutted completely and rebuilt with private Club Rooms, generous outdoor spaces, two parking spots per residence, and a furnished, single-story product that the location warranted but the market hadn't yet produced.
Powderline residences are designed to a standard more common in custom, luxury single-family homes than in condominium buildings. Every interior arrives furnished and finish-complete, with two curated design schemes to choose from: First Light, a bright modern alpine aesthetic with soft neutrals and light woods; and Alpine Dusk, a richer palette with dark woods, deep tones, and bold contrasts. Both schemes are cohesive from floor to fixtures.

Every residence has a private Club Room on the building's dedicated amenity level, a separate space from the residence that owners can customize, whether as a media room, game room, rec room, or gear room. It's additional square footage that functions as an extension of the living experience.
Powderline also offers a suite of amenities, including a fitness studio with top-of-the-line cardio and strength equipment and a sauna. The residents' lounge offers ski lockers, boot dryers, and a beverage bar, the perfect place to unwind after a day on the slopes or hiking on the trails.
Powderline sits within Steamboat's short-term rental Green Zone and offers an optional vacation rental program for owners who want to generate rental income when the property is not in personal use. Owners who prefer purely personal use can hold it that way.
The furnished delivery matters in a rental context as well. A property that is ready to occupy and rent from day one, without the time and cost of furnishing, removes a real barrier to putting the income potential to work quickly.

The same proximity that makes Powderline work in winter, close to the mountain, walk to après, no need to drive to ski, translates to summer access to trails, Strings Music Festival, concerts at the mountain base, and everything the town offers between ski seasons.
