Luxury Sales Surge
August saw a surge in luxury sales as expected, with 8 properties priced over $4 million going under contract, the most of any month so far this year. For context, the table below shows how many properties above $4M went under contract by month in 2026.
The increase in luxury sales coincided with a rise in contracts at The Stockman, Auberge Collection, where the sales team says they picked up 7 new contracts, a strong sign for the market.
The 90-day rolling comparison chart below shows transactions are up, and pricing is down, but the numbers don’t tell the whole story. Transactions at The Cottonwoods, a deed-restricted affordable housing community, have clearly skewed the numbers to more transactions at lower pricing—both gross price and price per square foot.

While national headlines tell a mixed story for the real estate market in general, the numbers in Steamboat, when combined with The Stockman absorption, show consistent demand. Based on conversations with local management companies, we hear lodging bookings are strong in September and October, which we expect to correlate to steady transactions.
The Stockman, Auberge Collection celebrated its much-anticipated groundbreaking last month, an exciting development at the base of Steamboat Resort. We were fortunate to be a part of the founders' dinner at the Green Horn Ranch, hosted by Auberge, which welcomed four chefs from different resort properties across the country and Mexico. Each crafted signature dishes for each course, complemented by a wine pairing and fantastic entertainment. Auberge's arrival will clearly elevate the culinary scene in Steamboat Springs to the next level.
Another exciting milestone at the base, Wildair has confirmed its groundbreaking later this month. The boutique residential development features 20 two- to four-bedroom residences and penthouses, offering forever-protected views from the ski area across the South Valley. Located steps from the slopes, Wildair will feature an owners’ club, sprawling terrace, pool, spa, and fitness center.
Also making headlines last month, Steamboat’s winter flight schedule was announced, with Yampa Valley Regional Airport now offering nonstop service to 18 major U.S. airports across six major airlines: Alaska, American, Delta, JetBlue, Southwest, and United. Read the full story here →
